sewer taxes and hauling, while occupants have
individually metered electric.

Proposed terms (although seller invites alternative proposals for all or part of the package):
Price for whole package equal to sum above prices (includes all unsold and non sale pending properties) to be sold on contract amortized over 20 or more years at 7.5%, a 10-yr balloon with 18% cash down Properties can be sold individually. Individual single family homes can be sold with a lower downpayment to buyers deemed reliable.

Credits (taxes, pre-paid rents and deposits, etc) to be subtracted from contract balance,
which of course is equivalent to increasing the down payment by the amount of credits




Remember that when the seller provides financing, which I am willing to do,
an offer and subsequent sales agreement consists of several components:
(a) price, (b) downpayment, (c) interest rate,
(d) amoritzation (e) balloon payment date, and (f) options for extending balloon date.
I suspect that any interested party and I can agree to terms by adjusting
one or more of the above mentioned components.
All offers will be seriously considered.


Taxes for all properties and G&E for multi-unit properties paid in 2006
     Sewer taxes paid in 2004 (includes UCSD and city sewer taxes) to be updated when 2006 taxes prepared. Adding 15% to given amounts is probably a good estimate. Garbage collection is for monthly service. Add about 20% for extras (when tenants discard large items)
     For Urbana properties, recycling tax included in one of RE or sewer taxes
